NON REPAIRABLE ITEMS:
The Company may determine, at its sole discretion, that an item is 'non repairable'. In such case, the Company will provide you a dollar amount claim fee, per compensation schedule herein, and will be considered a fully satisfied claim.
The Company reserves the right to decline warranty requests, at it's' sole discretion for any reason, and / or to terminate warranty, with a pro rated refund provided for the unused portion of a fully paid warranty.
All contractor repairs, including any possible; errors, mistakes, poor workmanship, or damage, are the responsibility of the contractor, who is not a representative or employee of the Company, & the homeowner agrees to hold the Company harmless for any disputes with the contractor.
No warranty coverage for some geographic areas outside of Phoenix metro area & surrounding suburbs. (Call for excluded areas) 480 300 6400
Any covered warranty item is limited to one (1) repair of that item, for the duration of the warranty period or up to the $ limit stated herein. Customer
Is fully responsible for repair bill payment to contractor at time of repair. LHW llc will reimburse customer for covered portion of repair.
Local Home Home Warranty reserves the right to make changes to warranty plan without customer notification.
Exclusions

The warranty does not cover the following items, situations,
conditions, or circumstances:
Cosmetic items (damage having no affect on normal operation of item).
Any item or system not addressed in this website.
Any item that is beyond 'normal lifespan', by industry standards.
Any item or system that was not operating normally at inception of the warranty.
Any fluids, gases, &/or refrigerants.
Any addtional component failure, due to initial component failure
(incidental damage).
Must have model & serial numbers available.
Item(s) must be in normal working order prior to the need for repair.
Items or systems not installed according to current building codes, &/or industry / product standards.
Any item or system failure that is due to: acts of God, nature, or damage due animals, insects, human accident, misuse, or damage by any other means.
All covered items must have proof of normal required maintenance.
Coverage is for primary residence only, and does not include any area used for commercial, business purposes or rental properties.
No coverage or compensation will be provided for any consequential damages, due to failure of item in need of repair, or damages from repair process.
No coverage for any construction service(s) needed to effect repair of covered item.
Protection limited to one time coverage of each item, (not each component of item repaired or replaced) during warranty term.
Coverage available only after any other applicable warranties and / or insurance coverage is used. Coverage does not include any consequential damages to other portions of home, caused by failure of warranted item.
No coverage for any item that has been worked on, prior to call for warranty service.
No warranty claims on any item that is beyond "normal lifespan" of item.

Making a claim
If you (the recipient of the home warranty), need to file a claim with the Company, for repair of a covered item,
simply call the Company's

as soon as the need for repair is discovered, for official authorization.
Homeowner will normally be contacted within 24 hours of call for claim, by contractor or technician to schedule repair.
(with possible emergency exceptions)
Customer will pay technician & Local Home Warranty will reimburse customer for paid, approved repair, up to maximum item allowance.
(see "Maximum Reimbursement" schedule for allowances)

$100- Standard thermostat for heating & cooling of warranty covered ac unit

$200- Cooking range (cooktop & oven) (primary) (clock, timer excluded)
$200- Built in microwave (primary) (basic microwave functions only)
$200- Dishwasher (primary)

Item may be deemed "non repairable" by the Company (at its sole discretion),
or if the Company's repair cost for the claim, is greater than the
Maximum Compensation schedule amount, above schedule will be used.
Above payout amounts will be considered full compensation for the item claim,
and may be less than than the actual, total repair cost for item claim.
